Consultant COO to oversee and optimize our operations. This role offers the potential for a full-time transition for the right candidate.
Position Overview
As Consultant COO, you’ll oversee and streamline our real estate operations to drive growth and profitability. Reporting directly to the Owner, you’ll be pivotal in leading the team, enhancing performance, and ensuring smooth daily operations.
Key Responsibilities
- Operational Leadership: Direct daily operations, ensuring smooth workflows and resource efficiency.
- Team Development: Hire, manage, and build a high-performing team.
- Strategic Implementation: Work with the Owner to design and execute growth-focused business strategies.
- Performance Management: Set performance goals and track metrics, ensuring targets for occupancy, NOI, and traffic are met.
- Regulatory & Financial Oversight: Partner with General Counsel and CFO to ensure compliance and oversee financial activities.
- Market Competitiveness: Develop strategies to exceed market benchmarks in occupancy, revenue growth, and customer satisfaction.
- Marketing & Sales Support: Guide marketing initiatives to drive traffic and maximize occupancy.
Key Skills and Requirements
- Proven record of maintaining 97% occupancy rate.
- Strong financial acumen with experience in driving NOI above 75%.
- Expertise in managing evictions, collections, and achieving 9% revenue growth.
- Data-driven with strong analytical skills for tracking and improving KPIs.
- Demonstrated experience in a similar COO or high-level role within multi-family real estate.
Must have managed a minimum of 3,000 units in a property management capacity.
