Land Entitlements Manager
Lennar is seeking a Land Entitlements Manager to assist in the development of opportunities that fit the company’s land development strategies and understanding of current market trends in land development and homebuilding.
Responsibilities
- Oversees projects from zoning through the construction document approval process and any necessary permitting revisions required during construction.
- Responsible for the successful delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports.
- Responsible for establishing the entitlement budget and coordinating development budget with the Land Development team.
- Partner with Land Development team to secure easements, as needed, on land development projects.
- Develop relationships with engineering consultants, municipal staff, and elected officials in the submarkets where we do business.
- Provides technical support to the permitting and construction teams on permitting issues related to land development.
- Coordinates creation of the preliminary and final model park site layouts.
- Supports the land development team with questions related to permitting and approvals.
- Reviews plans throughout the entitlement phase to ensure compliance with adopted company standards and policies (grading and drainage, erosion control, etc.)
- Files, shares and maintains project documents throughout the due diligence and entitlement process to ensure an organized and visible file system. Including file sharing of land development documents utilized by other departments and trade partners.
- Provides internal customer service.
Qualifications
- Minimum High School Diploma or equivalent required.
- Bachelor’s in business administration, engineering, accounting, finance or similar program preferred.
- Minimum 2 years’ experience in residential real estate development.
- Valid drivers license and a good driving record.
- Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software.
- Knowledge of sales/negotiating principles and real estate.
- Ability to communicate effectively and concisely, both verbally and in writing.
- Must exercise initiative and achieve objectives with minimal supervision.
- Must be detail-oriented and a problem-solver able to deal with complex situations.
Contacts
Daily interaction with various division personnel, outside agencies, business partners, consultants and adjacent parcel owners.
Physical Requirements
Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.
