The Closing Disclosure Specialist uses knowledge of the mortgage banking industry; specifically in file origination, loan closing, federal regulations and Truth In Lending, RESPA Integrated Disclosures (“TRID”) to validate, review, disseminate and track the TRID Closing Disclosure and the required disclosure dates.

Your Responsibilities On The Team
- Review each TRID Closing Disclosure prepared by Loan Closers for accuracy of fees and adherence to program guidelines.
- Send approved TRID Closing Disclosure to borrowers after reviewing and confirming. This will be sent out at least 6 business days before the estimated closing date to ensure the customer receives the Closing Disclosure at least three business days before closing.
- Monitor reports after the Closing Disclosure has been provided to determine when fees, dates or other information has changed.
- Review each loan file which had a change in fees or a “changed circumstances” to determine if a re-disclosed Closing Disclosure is required.
- On loans requiring re-disclosure, alert the Loan Closer to the issues within the file so that the Closing Disclosure can be recreated and then reviewed again but the Closing Disclosure Specialist.
- Identify and communicate errors found in a timely manner so corrections can be made within required disclosure periods and closings are not delayed
- Incorporate additional audit functions as regulations and company policy changes.
- Prepare reports of the results of the validation process.
Requirements
- Four year degree (preferred)
- Capacity to learn federal regulations
- Adaptable to a fast-paced environment
- Ability to grasp full cycle workflow
- Ability to communicate with internal and external customers
- Work with and assist in modification of tracking and reporting systems.
- Attention to detail
- Possess positive and professional attitude and represent company in a positive manner
- Provide outstanding customer service, work well under pressure and be a team player
- Possess excellent organization and analytical skills
- Possess excellent oral and written communication skills
