We’re actively seeking a talented Real Estate Associate to join our Real Estate Equity team in Newport Beach, CA. This role is hybrid. We believe in empowering our employees to get work done both in and out of the office.

As a Real Estate Associate, you’ll play a key role in Pacific Life’s growth and long-term success by providing analytical, underwriting, due diligence, and closing support for the Real Estate Equity teamThe Real Estate Equity team focuses on a variety of property types (multi-family, industrial, etc.) and strategies across the United States including acquisitions (core, core-plus, and value-add), ground-up developments, and capital transactions which may also include mezzanine and preferred equity. Pacific Life's real estate portfolio currently consists of 78 investments worth over $12 billion in market value, including almost 30,000 residential units, 3 million commercial square feet, as well as multiple commingled funds and programmatic ventures


How you’ll help move us forward:

  • Provide analytical and underwriting support in order to determine the merits and risks of investment opportunities, ensuring alignment with investment objectives.
  • Conduct research and evaluation of locational, market, and property-specific data to inform investment decisions.
  • Perform comprehensive analyses of economic and demographic data.
  • Perform detailed rent roll, income, and expense analysis, organizing and supporting the analysis to draw objective conclusions.
  • Prepare and present investment analyses and narratives, offering verbal and written recommendations to Pacific Life's Real Estate Investment Committee.
  • Lead due diligence and closing processes for prospective transactions, including reviewing transaction documents and third-party reports.
  • Interface with institutional-quality joint venture partners, brokers, lenders, and third-party service providers, while working cohesively with in-house teams across asset management, legal, construction services, capital markets, and mortgage loan origination and servicing teams.
  • Collaborates with senior staff in evaluating risk/reward issues, underwriting, structuring, pricing and execution of investment transaction.
  • Provide support in identifying, sourcing and vetting new relationships.
  • Some travel required to evaluate investment markets and opportunities.

The experience you bring:

  • Bachelor's Degree (BS/BA)
  • 5+ years of experience in evaluating and underwriting investment merits and risk associated with commercial real estate.
  • Experience with multi-family
  • Strong in software applications for real estate analysis including Microsoft Word, Excel, PowerPoint and Argus, with ability to quickly learn new program applications.
  • Excellent analytical, research and creative problem-solving abilities.
  • Strong communications and presentation skills, able to interface with top level executives.
  • Excellent organizational and time management skills to prioritize workflow and deadlines, self-starter with the ability to work independently with a team player attitude.

What makes you stand out:

  • A Master’s Degree in Real Estate or MBA – strongly preferred
  • Industrial and office experience is desirable

Base Pay Range:

The base pay range noted represents the company’s good faith minimum and maximum range for this role at the time of posting. The actual compensation offered to a candidate will be dependent upon several factors, including but not limited to experience, qualifications and geographic location. Also, most employees are eligible for additional incentive pay.

$118,800.00 - $145,200.00
